SUMMARY:
The primary objective of the Construction Manager is to oversee and direct construction projects from conception to completion for Obie Companies.
The Construction Manager must be able to plan construction projects and oversee their progress in a timely and cost-effective manner. You will be responsible for budgeting, organization, implementation, and scheduling of the projects.
DUTIES AND RESPONSIBILITIES:
- Oversee and direct construction projects from conception to completion
- Develop project schedules and cost estimates with a high degree of accuracy Oversee all onsite and offsite construction to monitor compliance with building and safety regulations
- Coordinate and direct construction workers and subcontractors
- Work closely with Architects and Engineers to establish the requirements for construction.
- Meet contractual conditions of performance
- Review the work progress on daily basis
- Prepare internal and external reports pertaining to job status
- Plan ahead to prevent problems and resolve any emerging ones
- Negotiate terms of agreements, draft contracts and obtain permits and licenses
- Analyze, manage, and mitigate risks
- Ensure quality construction standards and the use of proper construction techniques
- Manage financial aspects of construction activities, approval of invoicing and timely payments, while monitoring capital budgets and proactively managing to limit change orders.

Qualifications
- 10-15 years Proven working experience in construction management
- Experience in a broad selection of project types from small retail tenant improvements to large mixed-use developments with budgets exceeding $50M.
- Experience in multiple construction types including cast-in-place concrete, PT concrete, steel, wood and metal framing, and all construction related subcontractors to confidently execute a wide range of project types and sizes.
- Advanced knowledge of construction management processes, means and methods
- Possess basic understanding of construction law and generally accepted business practices
- Expert knowledge of building products, construction details and relevant rules, regulations, and quality standards
- Understanding of all facets of the construction process
- Familiarity with construction management software packages
- Ability to plan and see the "big picture"
- Competent in conflict and crisis management
- Leadership and human resources management skills
- Excellent time and project management skills
- Excellent verbal and written communication skills
- Good interpersonal and supervisory skills
- Excellent analytical skills
- Knowledge of basic accounting procedures including making financial projections
- Decision-making skills
- Ability to work under pressure
- BS degree in construction management, architecture, engineering, or related field
- Certified Construction Manager (CCM) certification a plus but not required
- Must have the ability to operate an automobile. Must have a valid state approved driver's license and clean driving record
Work Environment
This position operates in a professional office environment and outdoors on job-sites. This role requires the employee to be in the office or on-site on a daily basis.
Physical Requirements
- This position requires frequent walking, standing, and climbing stairs in/around construction site, apartment homes, models, and properties.
- This position requires working outdoors in all weather conditions (to include but limited to, rain, snow, heat, hail, wind, and sleet), around hazardous chemicals, dust, dirt, and other particulates.
- Must have the ability to read and comprehend large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move, and carry up to 60 lbs. independently.
- Regularly required to sit, stand, bend, reach, and move about office setting.
- To perform other duties as required.
